We are seeking a full-time person to conduct:
Occupied Unit Inspections (3-4 per day)
Sending reports to owners after inspection completed
Sending violations to tenants after inspection completed
Posting Notices as requested
Meet Vendors at properties
Assist Property Manager in other duties
Vacant walk-throughs after maintenance is completed to ensure nothing was missed
Pre move-in walk-throughs, documentation, pictures
Winterize Units in Fall and exterior property assessment
Remove winterization in Spring and exterior property assessment
Quarterly Exterior Assessments of multi-unit properties
The ideal candidate will enjoy meeting a variety of different people, and be assertive enough to conduct the necessary walk-through/inspection of occupied units that our individual owners require.
You need to feel comfortable enough in a tenants home to take a 2-3 photos of each room including documenting the condition of the home along with the smoke and carbon monoxide detectors, photos under each sink, documenting if the tenant has pets, and any potential violations. You will assess the exterior of the property for any hazards. If the tenant is home, you should be able to develop a rapport with the tenant and discuss and document in detail any concerns, maintenance requests or issues they may have. Make detailed notes on your findings through the app we utilize for inspections and submit for processing.
Your schedule will include 3-4 inspections or walk-throughs a day and then office time to send out reports and violations if needed. Prior property management experience is a plus, but not required. Prior experience with Rent Manager and/or zInspector is a plus!
Extensive training is provided.
Must haves of the job:
Valid Driver's License and Insurance with good driving record
Ability to work independently
Knowledge of Fair Housing Laws
Pass Background Check
Friendly yet assertive demeanor to get the job done in a polite yet firm way
Smart Phone that can take quality pictures through our app (which will not store the photos on your phone - so no storage worries!)
Ability to provide a concise report of any concerns to your supervisor.
This is a full-time job that starts at 8:30 AM and ends at 5:00 PM Monday-Friday.
Wednesdays start at 8:00 AM in office for our weekly staff meeting.
Pay is $19/hour with 90-day probationary period.
Mileage Reimbursement - .56 cents/mile
Cell Phone Per Diem - $75/month
Paid Holidays (after 90 day probationary period)
Vacation (40 hours) after one-year employment and increments every 5 years
