Pets, Service Animals & Assistance Animals

At Alpine Property Management, we understand that pets are an important part of many families, and we welcome responsible pet ownership whenever possible. Because each property has different ownership requirements, insurance restrictions, and physical limitations, pets are considered on a property-specific and case-by-case basis.

Please review the pet criteria for the specific property for which you are applying. If no pet criteria are specified in the listing and pets are accepted, an additional security deposit of $500 per pet and $25 per month per pet in pet rent will apply.

To help ensure the safety and comfort of all residents, most properties are limited to two (2) pets, although some properties may allow up to three (3) pets depending on the property, size of the animals, and owner approval.

Breed Restrictions

Due to insurance and liability limitations, the following dog breeds and mixes containing these breeds are not permitted:

  • Pit Bulls
  • Bull Terriers
  • Staffordshire Terriers
  • Rottweilers
  • Mastiffs
  • Dalmatians
  • Doberman Pinschers
  • German Pinschers
  • Chow Chows
  • German Shepherds
  • Huskies
  • Malamutes
  • Great Danes
  • Saint Bernards
  • Akitas
  • American Bulldogs
  • Presa Canarios
  • Catahoulas
  • Beaucerons
  • Cane Corsos
  • Dogo Argentinos
  • Dingoes
  • Wolf breeds or wolf hybrids

Any mixed breed containing one or more of the above breeds may also be restricted.

Small Animals, Birds, Reptiles & Aquatic Pets

Small animals and specialty pets, including but not limited to rodents, hamsters, gerbils, guinea pigs, rabbits, ferrets, birds, reptiles, amphibians, fish, and other caged or contained animals, are not permitted unless specifically approved in writing by Alpine Property Management and the property owner prior to occupancy.

Fish aquariums are limited to a maximum capacity of 10 gallons unless prior written approval has been obtained. Unauthorized aquariums exceeding this limit are prohibited due to the risk of water damage to the property.

Written approval, when granted, may be subject to limitations regarding species, quantity, habitat size, enclosure location, sanitation requirements, additional deposits, and/or additional monthly rent where permitted by law. Residents are responsible for any damage caused by leaking, overflowing, broken, or improperly maintained aquariums, cages, habitats, or enclosures.

The presence of any unauthorized animal may constitute a violation of the rental agreement and may result in lease enforcement actions.

Service Animals and Assistance Animals

Alpine Property Management complies with all applicable Fair Housing laws and does not discriminate against individuals with disabilities who require a qualified service animal or assistance animal.

A Service Animal is typically a dog that has been individually trained to perform specific work or tasks for the benefit of a person with a disability.

An Assistance Animal, commonly referred to as an Emotional Support Animal (ESA), is an animal that provides disability-related comfort, support, or therapeutic benefit to a person with a disability. Assistance animals are not required to have specialized training.

Documentation Requirements: If the disability and disability-related need for the animal are not readily apparent, applicants or residents may be required to provide reliable documentation from a licensed healthcare provider or other qualified professional who is familiar with the individual's condition and disability-related need for the animal. Documentation should establish both the existence of a disability and the disability-related need for the animal.

Online certificates, registrations, identification cards, purchased ESA licenses, or documentation obtained solely through an online registration service are generally not sufficient to establish a disability-related need for an assistance animal. Documentation must come from a licensed healthcare provider or other qualified professional acting within the scope of an established professional relationship with the individual.

Alpine Property Management reserves the right to request additional information where permitted by law to verify the reliability of the documentation and evaluate accommodation requests on an individualized basis.

No pet deposit, pet rent, pet fees, breed restrictions, or pet limitations will be applied to approved service animals or assistance animals as required by applicable law.

Animal Responsibility and Control

All animals must be kept under the resident's control at all times and must not create a nuisance, disturbance, or safety hazard for other residents, guests, vendors, or staff.

Residents are fully responsible for:

  • Any damage caused by their animal, including damage to the dwelling, common areas, landscaping, and the property of others.
  • Cleaning up and properly disposing of animal waste.
  • Compliance with all local animal control laws and ordinances.
  • Ensuring that their animal does not disturb other residents through excessive noise, aggressive behavior, or other nuisance activities.

Any animal that poses a direct threat to the health or safety of others, causes substantial property damage, or whose owner fails to maintain reasonable control of the animal may result in lease violation notices, removal of the animal where permitted by law, and/or termination of tenancy in accordance with applicable law.
