Rental Evaluation

We are constantly aware of the changing market conditions. Rental prices can fluctuate yearly, even monthly. We will give you a range of what your home will most likely will rent for. We will assess your properties condition and advise you of any recommended repairs, painting, yard maintenance, or general upkeep that may be necessary to attract a quality tenant. This will also help maximize your curb appeal - and maintain your properties value - and rental value.

Marketing / Showings

Our Leasing Agents are available Monday through Saturday to show available homes. Showings are done by appointments and feedback is kept and entered in our database. We will aggressively advertise your property on our website, which is also linked into several national and local sites, such as Zillow, Trulia, HotPads, realtor.com, homes.com, Rentals.com, rentalsads.com, RentJungle.com, trovit, homefinder.com, and more!

We also utilize a self-showing service (for no additional cost) with the owner’s permission. Prospects are able to view properties on Sundays, Legal Holidays and after business hours which will help decrease your vacancy period. Rental Agreements

Our Rental Agreements are designed to protect your investment income and you. Keeping on top of the latest local, state and federal property and tenant law guarantees that our leases and practices stay compliant with the Fair Housing statutes, protecting you from the threat and expense of litigation. Oregon Landlord Tenant Laws have become complicated to say the least in the last few years - especially with the passage of Rent Control and End of Tenancy Rules. We always stay abreast of the current rules and make sure our owners are in compliance as well. If you are not staying current with the law changes, the financial penalties can amount to close to $10,000.

Rents

We collect and process all rent monies from tenants. We will enforce on-time rent payment and handle any non-sufficient funds we may receive. We will review each lease renewal to assure you are receiving the best income from your investment.

Deposits

We require all tenants to pay ample security deposits to ensure their pledge of complying with the terms of the Rental Agreement. All security deposits are kept in an escrow account.

Pets

Pets are not a protected class (unless a companion or service animal). All tenants who have allowed pets will be assessed a higher deposit and required to show proof of renter's insurance. Pets will only be approved with an acceptable pet reference from previous landlords. We will not allow any pets that are considered dangerous per the CDC, such as Dobermans, Pit Bulls and Rottweilers.

Inspections

A walk-through is conducted approximately three months after a new tenant has moved in. This is to ensure that the tenant has not brought in any unauthorized pets or occupants and to check that they are maintaining the property in a satisfactory manner. Annual or bi-annual walk-throughs are conducted thereafter in accordance with your contract with Alpine.

Maintenance

Alpine has experienced maintenance staff on hand to handle all needs as they arise. With our own maintenance staff, we provide a more consistent, less expensive, higher quality service. Because our crew has time to get to know your properties, they can save you money by spotting and correcting recurring problems a one-time contractor might not notice. Tenants can also use our online maintenance request form along with our 24/7 telephone service. Owners must approve all major repairs over the amount stipulated in your individual management contract.

Comprehensive Accounting Service

Totally computerized accounting and record keeping provides accuracy and efficiency. You will have access to your data 24/7 via our online secure logon. Anytime new information or documents are uploaded, you will be notified via email. You will receive a monthly and yearly income and expense statement. You will be provided a complete tax record at the end of the year. We comply with all IRS requirements and issue you a Form 1099-MISC in January for all gross rents collected each calendar year. We can pay all bills (utilities, HOA dues, insurance, etc.) for your property.
